Worried you may not qualify for a mortgage?
The Challenge
- A young professional couple were renting an apartment and received notice they had to move and did not think they qualified for a mortgage
The Solution
- They connected with a mortgage broker and submitted the required financial information. Based on their income and debt ratio they did end up qualifying!
Family breakup
The Challenge
- As life happens, a couple found themselves deciding to part ways and the house to be sold.
The Solution
- Without any equity and each income, a buy-out was not possible. A selling price was agreed upon prior to the sale and the house was listed.
Too many stairs
The Challenge
- A couple had raised their family and now found the house too big, with too many stairs and levels posing many challenges.
The Solution
- The couple explored one-level options but wanted a yard to garden. They bought a house with a patio and could continue their gardening.
Self employed and denied
The Challenge
- A self-employed couple wanted to buy a home and not continue as a renter. They went to a bank and as they were self-employed were denied approval for a mortgage.
The Solution
- Many banks have strict rules about lending to self-employed clients. After connecting with the right mortgage broker, they got approved.
Specific needs and not available
The Challenge
- A couple working from home needed a home that accommodated their specific needs. They could not find a home that gave them what they needed.
The Solution
- We found a house they loved but it was an open-concept that did not suit their requirements. We brainstormed and were able to allocate space for their office.
Too much debt
The Challenge
- A young couple wanted to buy a home but were denied a mortgage due to too much debt.
The Solution
- We reached out to a mortgage broker and provided their financials. The couple had bought a car and were paying on a loan. The lender agreed to approve a mortgage with conditions on their loan. After paying off their car loan and applying for the down payment program they got approval for a mortgage.
Buyer beware
The Challenge
- A young single buyer viewed a house listed for sale and subsequently purchased the property using the seller’s Realtor. He was in a transactional brokerage situation and an inspection was discouraged. A few years later he found out he had major issues with his home that he was not aware of was not disclosed to him.
The Solution
- A mortgage broker informed him of title insurance which his lawyer had added when he purchased. He hired a lawyer and was able to get a pay-out from the insurance to assist with the repairs to his house.
Widowed and alone
The Challenge
- The elderly home owner was now widowed and it was not feasible to continue living in the family home alone.
The Solution
- With some programs in place to help aging family members, one of the grandchildren had recently bought a home and with some renovations, a suite could be added for their grandparent. The grandparent’s suite was completed and the family home was sold, with some proceeds going towards the cost of the new suite.
Graduated and ready to move
The Challenge
- School was finished and the hard work paid off. With both parties having diplomas and new jobs, they wanted to start looking for a home but did not know if they qualified for a mortgage.
The Solution
- They met with a mortgage broker. They both had new jobs, one a car loan, one did not have a good credit rating, and student loans had to be paid. Unfortunately they were denied approval but the mortgage broker provided a list of what to do and would re-evaluate the situation the following year. Disappointed yet grateful, the couple had a plan now.
Moving with a tenant in the basement
The Challenge
- A family decided it was time to list their home as it did not fit their needs anymore. It had a basement apartment with long term tenants. The tenants were not in a position to buy the home and they did not want to move.
The Solution
- The homeowners talked to their lawyer and received information and direction pertaining to the residential tenancy act. A written document was written up by the lawyer, approved, and signed by the tenant. The agreement addressed any potential showings once the house was listed. The new owner was happy to keep the tenant and planned to rent the upstairs also.
Not enough approval to buy what they want
The Challenge
- A couple had been pre-approved but the amount did not seem enough. They could not afford the home they wanted that was move-in ready and required no work.
The Solution
- They found a home that did need work but they worked with a list of their wants and needs. They did the required work to make sure the outside shell of the house was secure and would not cost a fortune to heat. By taking advantage of some programs and shopping sales, they were working towards a home that would be exactly what they wanted, and they would be living within their means and avoid financial stress.
